Space Setup Guidelines
VENDOR SPACE & MODIFICATION GUIDELINES
The Barn is designed to maintain an open, clean, safe, and authentic barn atmosphere. Vendors are welcome to personalize their spaces, but all modifications and displays must follow these guidelines.
1. SPACE & STRUCTURE
- All merchandise, furniture, shelving, and displays must remain within the vendor's assigned space and may not extend into aisles or common areas.
- Vendor spaces must remain open. No doors, ceilings, enclosed rooms, or solid structures that close off a stall are permitted.
- Existing wood stall frames, posts, beams, and structural wood must remain exposed, raw, and unmodified. They may not be painted, stained, covered, wrapped, or used to create an enclosed wall.
- Vendors may place furniture, shelving, cabinets, and displays in front of stall frames.
- Existing building walls that are already painted white or black may not be repainted or altered.
- OSB walls may be painted, wallpapered, or left as-is, provided the work is neat and does not create an enclosed room.
2. DISPLAY GUIDELINES
Vendors may use furniture, shelving, pegboard, slatwall, cabinets, display cases, tables, racks, and similar fixtures.
All displays must:
- Be stable and safe.
- Remain within the assigned space.
- Not block aisles, exits, electrical panels, fire extinguishers, emergency equipment, or other building fixtures.
- Not create an enclosed room or unsafe condition.
Displays and merchandise may exceed 6 feet in height if they are stable, safe, and remain open. Wall coverings and materials used to define a space should generally remain at or below 6 feet.
Nothing may be placed on top of existing stall frames without prior written approval.
3. PAINTING & WALL COVERINGS
- Painting or wallpapering an OSB wall is permitted.
- Existing white or black building walls may not be repainted or changed.
- Stall frames and structural wood may not be painted or altered.
- Approved wall coverings must be installed neatly and safely.
- Any modification not specifically permitted by these guidelines requires written management approval before work begins.
4. FLOORING
Vendors may install flooring at their own expense.
- Peel-and-stick flooring is permitted and must be installed without additional glue or permanent adhesive.
- Flooring must be installed safely and neatly.
- Raised edges or transitions must have an appropriate transition piece to prevent tripping.
- Rugs must be properly secured with rug tape or another approved method.
- Vendors may paint their floor only with a product approved by management.
- If a vendor leaves or transfers spaces, installed flooring and approved painted floors generally remain with the space. Management may require a painted floor to be returned to black using an approved product.
5. ELECTRICAL & LIGHTING
Vendors may install lighting, including chandeliers and other fixtures, when properly powered and safely installed. Management approval is required when applicable.
Electrical improvements and approved installations may be required to remain in the space when a vendor leaves or transfers.
The Barn does not provide vendor-specific power for displays or devices unless otherwise agreed.
6. CAMERAS & RECORDING DEVICES
Active security cameras, recording devices, livestreaming equipment, or surveillance equipment are not permitted inside vendor spaces.
Dummy cameras and clearly non-operational signs such as "Smile, You're on Camera" are permitted within the vendor's assigned space.
7. SAFETY & CLEANLINESS
The following may never be blocked, removed, painted, covered, or altered:
- Electrical panels
- Fire extinguishers
- Emergency exits or lighting
- Security equipment
- Required building or safety fixtures
Vendors may not have hazardous materials, open flames, unsafe equipment, unstable structures, or anything else that creates a safety hazard.
Vendors are responsible for keeping their spaces clean, organized, and reasonably stocked.
Music or other audio devices playing in vendor spaces are not permitted.
8. MOVING OUT OR TRANSFERRING
All vendor improvements are made at the vendor's expense.
The Barn does not reimburse vendors for flooring, paint, wallpaper, labor, materials, fixtures, or other improvements.
Installed flooring, approved painted floors, wallpaper, and other permanent improvements may be required to remain with the space.
Any unauthorized materials, fixtures, improvements, or items left behind may be considered abandoned and become the property of The Barn.
If a vendor damages the space or makes an unauthorized modification, The Barn may require the vendor to remove, repair, or restore the area and may charge the vendor for reasonable restoration or repair costs.
9. MANAGEMENT APPROVAL & ENFORCEMENT
When these guidelines do not specifically address a proposed modification, vendors must obtain written approval from management before beginning the work.
Management may require any unsafe, non-compliant, improperly placed, or excessively heavy display or modification to be moved, removed, or corrected.
Management may enter a vendor space when reasonably necessary to address a safety, building, or compliance issue.
Immediate action may be taken when a condition presents a safety hazard, blocks required equipment, damages the property, or creates an urgent problem.
For non-emergency issues, management will provide written notice when correction is required.
10. IMPORTANT NOTICE
These guidelines are intended to preserve the open barn atmosphere, protect the building, and maintain a safe, clean, and enjoyable shopping environment.
When in doubt, ask management before making changes.
The Barn reserves the right to update these guidelines as needed.
